United Construction Management is currently providing services as an Approved Owner’s Representative / Consultant on a broad range of projects for a Major National Telecommunication Company and NYC Agencies, performing the following:
· Developing Feasibility Reports
· Developing / reviewing Business Plans / Financial Models / Value engineering for cost control
· Developing / Monitoring Project Schedules and assisting in maintaining critical path activities
· Developing Bid Package w/ DP of record / evaluating bids / bid leveling / recommendations for award.

· Providing daily on-site project inspections / tracking contractor progress / documenting daily activities.
· Providing project management services relative to all types of construction / real estate fit-outs, equipment upgrades, code compliancy upgrades as well as Ground-up / Development Projects.
We are a first class management team whose focus is producing a quality project while dealing with the planning, budget and schedule components of each project by utilizing Primavera / Contract Manager & ‘In House’ Developed Software.

· United Construction Management has developed an “Invoice Tracking Management System” which is a combination of utilizing Primavera (P6 _Contract Manager) and an ‘In House’ Excel Program to track the client’s budget / cash flow (Forecasted vs. Actual). As part of our services, our project manager / site inspector team review all work in place / stored and calculate the applicable payment per period by utilizing the software noted above.
· United Construction Management has developed a “Change Order Management Program” This program was developed and implemented for Major Telecommunication Projects in effort to reduce costs associated to Changes in Work. We have outlined a procedure to track all required documentation for Changes in Work as follows: Flow Chart, Change Order Routing Slip, Evaluation Checklist, Change Order Codes (which summarizes all reason codes for Changes in Work), Notice of Direction, Wage Rate Guide (which details the applicable wage rates with or with-out insurance for all trades per the Office of the Comptroller’s / Union Agreement Guidelines), Fair and reasonable Offers, Dispute Resolution and Project Audits.
· United Construction Management has developed and initiated an “Inclusion and Clarification Document” that is used in the Bid Process to ensure that all Clients’ Requirements and Project Specific Information has been submitted and accounted for.
· United Construction Management has developed and initiated a ‘Close-out Program’ that aligns
all required regulatory requirements with the Client’s typical Close-out Checklist. This Program is used for all Projects (modified to meet a clients needs) to ensure that all Close-out and Regulatory Requirements have been submitted and accounted for as record documents. In addition, we provide services for resolution to open violations for Client’s Properties.
United Construction Management’s utilization of the Programs noted above has been used successfully on numerous Real Estate / Construction Projects, for an example:

Company Profile
United Construction Management Corporation was founded in March 2001 by its President Daniel Joseph Renna. At the time of incorporation, United was performing small projects for Merrill Lynch in the New York City Region. In October 2004, the opportunity arose for United Construction Management Corporation to provide services to various clients as an Owners Representative and his since become an approved direct Vendor for Verizon as well as the NYC SCA and other Agencies.
